About the operation
A real estate operation that advertises its inventory on Facebook and Instagram. The client chose not to be named; monthly figures were supplied by the client and the qualified lead classification was confirmed with the team.
In this case, a qualified lead is a contact who moves on to a viewing and an offer.
Challenge
More people ready for a viewing
Promoting a whole inventory property by property is slow, and enquiry volume is not the same as opportunity: what matters to the agent is who moves on to a viewing and an offer.
The challenge was to grow that group without multiplying creative work or flooding the sales team with the merely curious.
Solution
Catalogue, dynamic ads and qualification
Cluster organised the inventory as a catalogue, connected it to Meta and set up qualification with Laís.
Properties become a catalogue
Photos, prices and property details organised in a digital showcase. Cluster's technology applies the client's logo and colours to the photos, with price, neighbourhood, floor area and bedrooms in the creative.
Dynamic ads on Meta
Connected to Meta Ads, the catalogue feeds dynamic ads on Facebook and Instagram, showing different properties to the campaign audience.
Qualification with Laís
Enquiries go through qualification by Laís, and each one's source is tracked through to the viewing, offer or contract.
Results
Almost twice the qualified leads
In three months, the operation reached 2,037 qualified leads: 401 in June, 844 in July and 792 in August. August had 97.5% more qualified leads than June, at a cost of around R$15 per qualified lead.
- 2,037 qualified leads between June and August 2026.
- Campaign record with 82 qualified leads at R$15.08 each.
- R$3.40 per enquiry captured through the website.
